NEW CONSTRUCTION FEES:

1. Water System Development Fee:

The Water System Development Fee is a charge imposed by the Cordillera Metropolitan District to recover costs of the development and maintenance of Cordillera’s water infrastructure. This fee applies to all new residents. Prior to 2025, this fee was collected by the Eagle River Water Sanitation District.

2. Capital Facility Fee:

The Capital Facility Fee is imposed on newly constructed residential units to cover costs related to the impact of new construction on roads and infrastructure. This fee mitigates road damage, distributes maintenance costs equitably among users, and funds necessary infrastructure improvements based on an engineering analysis.

Fee: $0.90 times total gross square footage

3. Construction Review Fee:

The Construction Review Fee is imposed to cover the costs associated with the review of construction plans by the District’s consulting engineer.

Fee: $350.00 per newly constructed unit

All fees are due and payable before a pre-construction meeting will be scheduled.
